We are a Professional Property Consultative Service for the Seller (Vendor) of a Spanish Property
We are not an Estate Agency we are Property Consultants and our own personal clients are potential property purchasers.

Currently we have 60 Estate Agents listed within the Costa Blanca of which the first 18 are our main agencies.
There is also currently a selection of properties listed directly by private Vendors under “Private Vendor Listed” on the drop down Menu
We will also list the property with as many of our main associated Agencies that is possible at no extra coast to you. This will give you a wider coverage with other reputable estate Agencies. You will only ever deal with a dedicated member of OPMS who will conduct all the required viewings and keep you up to date. We can also be your Key Holder if required at no cost which is useful if you are not a permanent resident. We can also arrange for you maintenance and cleaning.
The initial Sales fee for this service is 5% of the Sale price if the property is Sold. This is the rate with Estate Agents on the Costa Blanca.
If the property is sold via one of the associated agencies, we are working with, they receive a minimum of 2.5% of the the 5% fee there is no extra cost to you.
If you want to Privately Register Your Property, without any obligation, and to sell the property yourself you can list it with OPMS at an advertising rate of 250€ per 12 month period and with this you are allowed to list one personal telephone number. You are then conducting your own property sale. With this service you have to supply a minimum of 12 photos and an information page. This sum is not refundable during the 12 month period it covers our marketing Costs
Certified Energy Performance Certificate
If you intend to sell or rent your property for more than four months a year, you should be aware that as from the 1st of June 2013 there is a new law. To comply with this new law, from the 1st June 2013, you need to have in place a Certified Energy Performance Certificate.
This certificate must be issued by a qualified and registered person. Under the act, if you do not have this certificate in place, both you and the person acting on your behalf to either sell or rent your property could be liable to a large fine. Make sure you are covered with your solicitor.
For confirmation and guidance you should speak to your legal adviser if you are currently trying to sell or rent a property, or contemplating either in the future.
After 1st June 2013, someone purchasing or renting a property can demand to see this Certified Energy Performance Certificate.
The owner, by law, must record the energy rate that will be provided with a label from the official agency Generalitat Valenciana. The certificate will be valid for 10 years. This new law is being replicated throughout the European Union.

Where possible we will endeavour to deal directly with you, the vendor.
However if you have an advisor, Estate Agent or solicitor etc, we are more than happy to deal with them on your behalf.
